Stephens Roofing signature service

Complete Roof Inspection. Zero Tiles Touched. Full Written Report in 24 Hours.

Bryan Stephens uses an FAA-licensed drone and FLIR thermal imaging camera to inspect your entire roof from the air — detecting hidden moisture, failing underlayment, and structural hotspots a walking inspection cannot find. Without ever setting foot on your tile.

FAA PART 107 LICENSED · FLIR THERMAL IMAGING · HAAG CERTIFIED · FREE · ZERO TILE DAMAGE

The Biggest Risk to Your Tile Roof Isn't the Weather. It's the Inspector.

Arizona has more tile roofs per capita than almost any other state — and a roofing inspection industry that hasn't fully adapted to what tile roofing actually requires.

Clay and concrete tile is brittle. It's designed to bear loads distributed across battens and load-bearing zones — not the concentrated point load of a human foot stepping directly onto a tile. An inspector who walks tile without understanding exactly where to step will crack tiles. The cracks are often hairline, often invisible from the ground, and often not discovered until water enters during the first monsoon after the inspection.

This is not hypothetical. It is a documented, recurring problem in Arizona's roofing market — and the reason Bryan built a completely different way of doing inspections. We do not walk your tile roof to inspect it. We fly above it.

"I was terrified of roofers walking my tile roof after a neighbor had four tiles cracked during an inspection. Bryan never set foot on mine." — Michael T., Scottsdale · ★★★★★

FAA-Licensed Drone. FLIR Thermal Camera. Engineering-Grade Analysis. Delivered in 24 Hours.

Commercial-Grade Drone Platform

Bryan holds an FAA Part 107 Commercial Remote Pilot Certificate — the license required for commercial drone operations in US airspace. He captures 4K aerial video and stills of every section — ridge caps, field tiles, valleys, penetrations, flashings, perimeter edges — from multiple angles and altitudes.

FLIR Thermal Imaging System

Mounted beneath the drone, the FLIR camera detects heat differentials invisible to the naked eye. Wet insulation retains heat differently than dry. Failed underlayment creates temperature signatures healthy membrane does not. Active moisture shows as thermal anomalies — located, measured, and documented before they become interior damage.

Step 1

Bryan Flies Your Roof

A systematic drone flight covering every section — 4K footage, high-res stills from multiple angles, and simultaneous FLIR thermal data. Flight time: roughly 20–40 minutes depending on complexity.

Step 2

Bryan Analyzes the Data

He reviews all footage and thermal data, correlates thermal signatures with visual findings, and classifies each by type and severity. Every finding is GPS-tagged to its precise location so the report reads like a map.

Step 3

You Receive Your Full Report Within 24 Hours

A professionally formatted PDF with annotated aerial photos, thermal overlays, GPS-tagged locations, severity classifications, probable-cause explanations, and a prioritized action plan — monitor, repair, or replace.

Each pair shows the same roof area — standard photography, then FLIR thermal imaging. The thermal image reveals what is invisible above.

This Is What You Receive Within 24 Hours. Not a Verbal Summary. A Complete Document.

  • Complete Aerial Photo DocumentationEvery section photographed from multiple angles and altitudes — a permanent visual record of your roof on inspection day.
  • FLIR Thermal Imaging OverlaysThermal images of every section where anomalies were detected, color-coded by location, extent, and intensity.
  • GPS-Tagged Finding LocationsEvery finding precisely located on a roof map — so you, your adjuster, or any contractor can find the exact spot.
  • Severity ClassificationEach finding: Monitor · Repair · Urgent Repair · Replace — with a clear definition of each.
  • Probable Cause AnalysisWhat likely caused each finding — age, installation error, storm damage, thermal cycling. This matters for insurance claims.
  • Prioritized Action PlanYour options in order of urgency and estimated cost range — informed decisions, not reactive ones.
  • Insurance Claim Support PackageFor storm damage, a dedicated section formatted for adjuster review — written by a former licensed adjuster.
  • Re-Inspection BaselineYour report becomes the baseline for future inspections — invaluable for HOA boards and capital planning.
"Most roofing inspection reports are written to justify a sale. Ours are written to give you the complete truth — documented to a standard that holds up to insurance adjuster scrutiny, real estate attorney review, and HOA board presentations." — Bryan Stephens

Whether Your Roof Looks Fine or You Know Something Is Wrong — This Inspection Is for You.

"I Think Something Is Wrong With My Roof."

You've seen a water stain on your ceiling, noticed a tile that looks different, or a neighbor mentioned something. You need to find out before monsoon season — or before it gets worse.

The inspection tells you exactly what's happening — with photographic and thermal evidence — and a prioritized action plan. You get the truth, not a sales pitch.

"I don't want to spend $15,000 on a replacement I might not need." → Bryan will tell you honestly if repair is the right answer. He's done it before and lost the sale to do it.

Find out what's actually happening →

"My Roof Seems Fine — But I Want to Know for Sure."

Your roof is 8, 10, or 15 years old and hasn't had a professional inspection in years. You want documented proof of condition before monsoon season, before listing, or as annual maintenance discipline.

A complete, documented baseline of your roof's current condition — including areas beginning to deteriorate but not yet causing problems. Early identification is almost always cheaper than waiting for failure.

"What if they find something expensive?" → Finding it early costs less than after interior damage. And if they find nothing, you have documented proof of a healthy roof — real value at resale.

Get your baseline roof report →

"We Just Had a Storm. I Need to Know If There's Damage."

There was hail, high winds, or a monsoon storm. Your roof may look fine from the ground — but hail damage to tile and underlayment is often invisible from street level, and claims have time windows.

Bryan documents storm damage with the precision insurance adjusters require — because he trained insurance adjusters. The report is formatted for claim submission and gives carriers no defensible basis to deny.

"My insurance company will just deny my claim anyway." → Bryan's documentation has overturned denied claims. He knows exactly what carriers look for.

Document your storm damage now →

All three inspection types are available at no charge. Bryan reviews every request personally and responds within 2 business hours.

Four Credentials. One Inspector. A Standard of Analysis No Other Roofer in Arizona Can Match.

FAA Part 107 Commercial Remote Pilot

The federal license required to operate a drone commercially in US airspace — active, current, and subject to ongoing FAA compliance. Not a hobbyist drone. A commercial inspection platform operated by a federally licensed pilot.

FLIR Thermal Imaging System

Forward Looking InfraRed cameras detect temperature differentials invisible to the naked eye. Wet insulation, failed membrane, active moisture, and delaminated foam all produce distinct thermal signatures. Bryan is trained in thermal interpretation for roofing — not just drone operation.

HAAG Certified Inspector

Defines the documentation standard applied to every report. Used primarily in commercial roofing for multi-million dollar assessments — Bryan applies the same forensic standard to every residential inspection, which is why his reports look nothing like a one-page writeup.

Tile Roof Institute Certified

Means Bryan knows exactly what he's looking at when the drone identifies an anomaly in a tile roof — the specific failure modes, typical progression, underlying cause, and correct repair methodology. Knowing what you're inspecting matters as much as the technology.

Every Question We Hear Before a Homeowner Books Their First Touchless Inspection.

Is the inspection really free? What's the catch?

The inspection is genuinely free. There is no catch, no hidden fee, and no obligation to use Stephens Roofing for any work it identifies. Bryan offers free inspections because he is confident the quality and honesty of what he delivers will earn your business if there is work to be done — and a homeowner who receives a genuinely useful free report becomes an advocate regardless. That is the business model. There is no catch.

Will the drone actually be able to see my whole roof?

Yes. The drone is flown at altitudes and angles chosen to capture complete coverage of every roof section — including valleys, penetrations, low-slope areas, and sections obscured from street view. Bryan has conducted hundreds of drone inspections on Arizona homes with systematic flight patterns for every common configuration in the Phoenix metro.

What if my roof has a complex configuration — multiple levels, dormers, steep pitches?

Complex configurations are where drone inspection has its greatest advantage. A human inspector on a steep or complex roof faces real safety risk and access limits. A drone has none of those constraints — it safely captures every section of a multi-level, multi-pitch system.

Can the thermal imaging see through my tiles to the underlayment?

Thermal imaging doesn't literally see through tiles — it detects heat differentials at the surface that indicate conditions beneath. Wet or compromised underlayment retains and releases heat differently than healthy underlayment, producing surface temperature signatures a calibrated FLIR camera identifies precisely. This is the same principle used in commercial building-envelope diagnostics.

How is this different from a satellite inspection my insurance company does?

Significantly. Satellite imagery is low-resolution, infrequent, and analyzed remotely with no ability to zoom, reposition, or re-examine. Bryan's drone operates 10–30 feet above the roof, capturing 4K detail with the ability to hover and re-examine any area, plus FLIR thermal detection satellites lack. And the analysis is performed by Bryan personally — a HAAG Certified inspector with 30 years of experience. This is exactly why he left insurance: he watched carriers use inadequate satellite imagery to deny legitimate claims.

What happens if you find serious damage?

We tell you — clearly, specifically, and with photographic and thermal evidence. We explain what it means, how urgent it is, and your options, including what the insurance claim process looks like if the damage is storm-related. We never use findings to pressure you. We give you the information and let you decide on your own timeline.

Can I use the report for a real estate transaction?

Yes. The report is a comprehensive, professionally documented assessment providing objective third-party evidence of roof health. Many homeowners use it when listing (to give buyers documented confidence) or when purchasing (to verify the seller's representations). The engineering-grade standard makes it suitable for real estate attorney review.

How long is the inspection valid for?

The report documents your roof's condition on the day of inspection. Condition can change — particularly after storms or as seasonal thermal cycling accelerates deterioration. We generally recommend treating a report as current for up to 12 months absent significant weather events, and re-inspecting after any significant hail, wind, or monsoon event.

Do you inspect commercial roofs with this method too?

Yes. The drone and thermal methodology is directly applicable to commercial flat roofing — TPO, EPDM, PVC, foam — where thermal imaging is particularly effective at identifying membrane failures, moisture intrusion, and insulation compromise. Commercial scope and pricing are discussed project-by-project. Contact us directly for commercial inquiries.

“I was skeptical that a drone could tell Bryan anything a person on the roof couldn't. I was completely wrong. The thermal image showed a large area of moisture intrusion in my flat section that looked perfectly fine from street level. He found it in 30 minutes without touching my roof. The $1,400 repair would have cost ten times that in ceiling damage if left untreated.”

“The report Bryan delivered was unlike anything I'd received from a contractor. Twenty-two pages. Every finding photographed from multiple angles, thermal overlays, GPS coordinates. My insurance adjuster said it was the most complete residential roof documentation he'd seen. Claim approved in full.”
— Catherine M., Scottsdale · Verified Google Review
“We were about to list and our realtor suggested a roof inspection first. Bryan flew the drone and delivered the report the next morning — clean bill of health, every section documented. We included it in our listing disclosure. Our realtor said it visibly increased buyer confidence. We sold at asking with no roof-related negotiations. Worth every penny — and it was free.”
